The apartment will be ready from 4pm. Often access can be gained from 2pm or as soon as the housekeeper has finished but please check with me first. To give you flexibility on your arrival time you can let yourself in by accessing the key safe (located right next to the front door). Keys for your everyday use will be on the hook inside the front door, so please immediately return the original key to the key safe. (This also provides you with a backup should you lock yourself out!). I will text you the combination the day before your date of arrival . The apartment is found as follows :- As if approaching from Winchelsea (A259), turn right at the mini roundabout (next to the river/bridge/fish and chip shop) on entering the town. Pass the Strand, with sailing moorings on your right. Take the first right down a small private road named “St Margaret’s Terrace”, leading to Rock Channel Quay. Follow the un-adopted (and, be warned, pot-holed!) private road, passing a river café on your right and Rye Auction Gallery on your left. The road bends to the left, and passing 3 blue marine storage units on your right you will arrive at a small residential development. The Boathouse is a long building set within a walled and private car park on your right. Access to the apartment is to be found on the side fronting the river, which can be reached on the left side of the building as you face it from the car park Please use the designated parking space. You’re welcome to use it from midday of your day of arrival to midday, the day of departure. Here are some points on the apartment which you might wish to familiarise yourself with :- The apartment has the benefit of gas-fired central heating. The thermostat is located outside the bathroom door. It is normally turned to Low but the apartment is inherently warm and will respond quickly to thermostat demand. The boiler is located in the bedroom within a cupboard where you will also find the timeclock which controls the system. The timeclock has a manual override facility on the top right of the switch. The system provides continuous hot water on demand. Please note that the boiler comes on at intermittent times during the day and night. If you find that this disturbs you at night there is a mains switch in the cupboard by which you can close the whole thing down. Remember to turn it back on during the day for hot water etc. For the darker evenings I suggest that you bring a torch for the walk into town (the path or road can be uneven). The apartment has a king-size double bed. Duvet cover and pillow cases will be provided. Towels are provided. I do not aim to provide consumables for the self-catering apartment. However, I will ensure you have cleaning materials, and an initial loo roll. Generally, salt and pepper will be available. There is a supermarket opposite Rye railway station, but do note it is closed on a Sunday. If you are unsure on any items that you may need to bring, please be aware that I have detailed a full inventory of the apartment on my website http://sussex-holiday.co.uk/inventor.htm A socket is located by the bed or behind the dressing table. (I have provided an extension lead for easier use of a hair dryer should you bring one). Wifi internet is available for your use, although the service can be temperamental and cannot be guaranteed. I do not provide a DVD player but the TV will take a feed from your own or a laptop via HDMI. External to the flat, on a lower level, is the shared lower ground utility room, where you will find a washing machine, drying facilities, ironing board and an iron. I have provided a Visitor's Book which I hope you will note any good or bad Restaurants/Pubs/Places to visit. Please use it to help future holiday makers take advantage of what you feel is most enjoyable in Rye and surrounding areas. There is also a folder containing information about the apartment so please familiarise yourself with its contents. The procedure on departure is as follows: · Departure by 10am please – although 11am is often possible depending on servicing schedules – please check with me first. You’re welcome to use the parking space until midday. · Please leave apartment clean and presentable for the next guest, as you would like to find it · Empty rubbish bins · Turn thermostat to Low · Leave keys on the hook where you found them · Ensure all windows are properly latched shut and the door is firmly closed behind you. Finally, some do’s and don’ts in the interest of good neighbourly relations :- · Please do not smoke inside the apartment · In the interests of the environment and my soaring energy bills please, please do not have the heating on whilst the door or windows are open. If it’s too warm then turn down the thermostat. · The let is for a maximum of two people, and no pets. · Please respect the neighbours and keep noise down, especially after 11pm. · If you bring bikes, use the bike rack or the lower ground utility room. Please do not leave them on the walkways. · Please do not feed the seagulls. They become aggressive and it does them no good.

Potentially good but needs a complete makeover
These small apartments are in a good location overlooking the channel and close to the town. We stayed in No 5 and having stayed in many rental properties over the years we were very disappointed. The decoration was tired, all the wooden furniture marked and scratched, the kitchen and bathroom were like something from the 1970s and the bedroom furniture was utilitarian. The wardrobe was not big enough for the two of us and was not tall enough to take coats and dresses. Overall cleanliness was poor and the freezer compartment in the fridge was so frosted up that the fridge didn't cool properly. When we showed him, the owner made no attempt to compensate us for the food we had lost as a result. Sorry but we cannot recommend this property in its present condition.
Oh dear, the icebox in the fridge regrettably was in need of a defrost and it seems we were unable to recover from that bad first impression. The housekeeper had reported a heavy ice build up in the icebox but was unable to defrost it in the 4 hour turnaround between guests.
The offer to have the housekeeper come back and defrost it was turned down and the complimentary bottle of sparkling Saumur didn’t cut the ice either.
This housekeeper gets consistently Good or Excellent ratings on the feedback requests from previous guests. It’s important to let her know where we may have slipped and I did show her the review. She pursed her lips.
This apartment (built in the 90’s) isn’t furnished like a Travelodge. For example, it has an antique art deco matching wardrobe and dressing table with inlaid walnut, the coffee table is made from antique pine and so forth – and all have something to tell about their history.
The vast majority of my guests love its homeliness and individuality and (as of today) 39 couples have returned to this same apartment, 5 couple have been back 4 or more times, the highest number of returns is 7.
One couple, Kevin and Helen, who stayed in the apartment immediately before sent this feedback:
“It was excellent the accommodation and very clean. The parking was easy and within walking distance of rye. We had very good meals out, and a great choice.
The art work was great, really enjoyed looking at the 10 green bottles, and the picture of the Italian door.
The weather was a bonus, sunny days on the beach in September.
We would be interested in last minute offers as we have the flexibility with regard to dates.
Once again, thank you for a great time, and everything went very smoothly re the booking, directions etc.”
Nevertheless, and am very sorry that this couple are unhappy – because this is the one thing I strive for – I want people to return!
There are several pointers here for me. A new fridge has been ordered to minimise the defrosting issue and I have several maintenance tasks identified for when this busy season subsides a bit.
River view apartment
Very clean, comfortable and well equipped apartment. Only a few minutes walk from the town. A torch is needed if returning after dark. (as pointed out by the owner on booking) Lots of information and maps to browse. Guest book very imformative about places to visit and avoid. Peaceful location away from the tourist crowds. The view to Rye harbour over frost kissed fields was beautiful. The field opposite, across the river, is home to ostrich and emu's. Very entertaining over breakfast. We would strongly recommend friends and family to this property and would return ourselves. The owner was very relaxed and easy to deal with. The housekeeper was very friendly and informative, nothing was a trouble to her.
Rye in Autumn
This is a compact property, which feels quite snug as it is mid-terrace. Very clean with all the appliances you need and a helpful caretaker. Good to have off-road parking nearby too.
Although it is close to the town it is a very quiet development, off the beaten track which aids relaxation. Quayside is not always as busy as the photo suggests, but there are still boats around in October & there are fishing boats a short walk away.
Good views of the riverbank, so even in autumn some waders can be seen whilst sitting inside. Handy to have a sheltered balcony with chairs and table too.
Local walks are easy to find but it is close to the town too. Two RSPB sites closeby - Rye Harbour almost on your doorstep and also Dungeness - which has losts of info.
Rye is an attractive town to explore with an interesting history. The train station is fairly close too if you do not have a car (and a supermarket). Lots of restaurants to choose from.
We went up to the Weald of Kent as well as the Sussex/Kent coast.

Kumpikin tarvitsi taukoa, emmekä olisi voineet valita mukavampaa kaupunkia Ruissa. Lontoon vauhdin jälkeen löysimme pienen Englannin osuuden, joka on edelleen Englannissa.
Rouva B ei olisi voinut olla hyödyllisempi korvaamaan C / D-pelaajaa meille, se on ystävällisyys, joka tekee kaiken eron. Huoneisto oli puhdas ja hyvin rauhallinen sopi meille hienosti.
Ruis on niin paljon löydettävissä. Suosittelemme vain tutkimaan ja nauttimaan.
